Facilities
The nearest shops are 1 mile away. A regular bus service runs from the village
to Norwich, stopping at the end of the farm drive.
During the summer it may be possible to use the owner's outdoor swimming pool,
lawn and hard tennis courts.
There are nine golf courses within a 10 mile radius of the cottages and some
excellent links courses within half an hour's drive.
Ample car parking.
Well trained pets permitted with prior notice at £10 per pet/week in
Gaffers Cottage, The Lodge and Waterside. In special cases we permit pets in
Stables Cottage.
The farm has arable crops of cereals, potatoes, sugar beet over 700 acres.
There are also several woods and extensive meadows, grazed by sheep and horses.
There is a small stream — "The Beck" — which links downstream
with the Broads. A network of delightful walks extend across the farm for both
holiday makers and the riders involved with the livery unit.
Fishing
A small lake is stocked with coarse fish solely for the use of the residents.
Games Room
The traditional barn next to Gaffer's is equipped with snooker table, table tennis,
darts, badminton, other net games and children's toys. There are also swings and
a climbing frame in an outside play area.
Heating
Waterside, Granary, Stables, Swallows and Pond Cottages:
nighttime storage heaters in all rooms plus wood burning stoves in lounge.
Hayloft: nighttime storage heaters.
Gaffers: oil
fired central heating plus wood burning stove.
Lodge: gas central
heating plus woodburner.
All linen, towels, etc. are provided free of charge.
No extra charge for heating and electricity.
Water Supply
This is from our own bore hole, giving pure fresh water which is regularly tested
and safe to drink.
Equipment
All cottages have quality furnishings, electric cooker and hob, microwave,
fridge, colour TV, radio, toaster and dishwashers (except the latter at the Lodge).
Gaffers, The Lodge, Swallows and Pond have washing machines in the cottages.
Gaffers, The Hayloft and Swallows have freezers.
Gaffers, Stables, The Hayloft and Pond have video recorders.
The Hayloft, Granary and Waterside share a utility
room with washing machine and tumble drier.
The Stables has a washer drier, fridge/freezer and equipment specially provided
for guests with limited mobility.
The Lodge has a washing machine and tumble drier, but no dishwasher.
Cots, high chairs and stair gates can be provided for all cottages.
